Relief Supplies Packed for Joplin

Thanks to hundreds of supporters in the Bennetteville area and the hard work of the many volunteers the 28 ft truck donated by SAIA is loaded and ready to make the trip to Joplin for distribution to the residents affected by the deadly tornado on May 22, 2011.

When the idea of helping tornado victims came up the first few contacts were so positive about helping out that it made everything else fall into place.   When Jenna Kinard reached out to Mr. Jamie Grant of SAIA trucking company he began doing what he could and was able to secure the transportation to Joplin.  Because of this generous donation we were able to puchase more supplies for the tornado relief effort.

Collection continues through 5 pm at 133 Hwy 15-401 in Bennettsville along with a silent auction for a weeks stay at an oceanfront condo in Garden City Beach.  Call 843-479-7151 for more information.

As the Bennettsville community pulls together to collect relief supplies for the Joplin tornado victims more stories are emerging from how it affected the lives of local residents when it hit the area over 27 years ago.  Many areas were wipped out much like the scenes from the Joplin area are today.  It took many years to rebuild here too but we did overcome the deveastation and are doing our part to help the citizens of Joplin just as we were helped when we had our storm.

Donation collections continue through tomorrow in Bennettsville before we send our care packages to the people of Joplin.  A hot dog plate sale will be held at 133 Hwy 15-401 Bypass in Bennettsville with all proceeds going to the tornado victims in Joplin.  In addition a silent auction for a 1 week stay in an ocean front 2BR/2BA condo will also benefit the tornado relief efforts.  Contact Jenna Kinard for more information 843-479-7151.

Since March 31, 2011 half
of the United States has been affected by damaging weather from North Dakota to
the East Coast.  2011 has been the
deadliest year for tornadoes since 1953.
Over the last few months, there have been over 500 deaths and thousands
of homes and businesses destroyed by these storms.

Right here in our area we
experienced this same devastation in 1984.
People came from all over and assisted our community.  It is our turn to give back!!!!

With home price declines in double digits in many neighborhoods in the Pee Dee and along the Grand Strand sellers should consider a short sale when options are limited and to avoid foreclosure.  Forclosure proceedings will not be stopped while properties are listed for sale but working with your lender to complete a short sale is a viable option and part of loss mitigation efforts.

Sellers must provide documents to lenders in a timely manner and more REALTORS® have special training to assist both buyers and sellers through the short sale process.  While the paperwork can be overwhelming having your own agent work with you in the process that has experience and training makes the it less stressful for both buyers and sellers. 

Short sale homes are most often occupied by homeowners that can give you disclosures about the property.  Unlike REO sellers that have no knowledge about the home a short seller can provide you with  information on the property and are willing participants in the process. 

Buying a short sale in 2011 will be much easier than years past horror stories because lenders and homeowners have reasons to work together and new requirements exist for lender approval.  When I completed my first short sale in 2007 the term wasn’t used and the seller and lender woked to make it happen without delay.  Timely answers are the new norm with many lenders working with homeowners on approvals prior to having any written offers on the property. 

Short sales can be a good option for buyers and sellers and with improved services and training of lenders and real estate agents short sales in 2011 will and should see much improvement in both communications and approvals from all parties in the transaction.

While we all hear of home price declines in the market as a whole the local nature of real estate is what really matters in determining values. Bennettsville home prices did not escape the great recession as values for single family homes fell 20.3% over the year.

Much of the value loss can be attributed to the REO activity in the area that accounted for 35% of homes sold in Bennettsville in 2010.
